We have been in business as North Country Real Estate since 1979 in Boonville and in the Ukiah offices. In that time we have developed good working relationships with local and regional banks and institutional lenders, as well as local mortgage brokering services. We have found out that rural loans are very different than the loans often offered in more urban/suburban areas.
Land and Non Bankable Loans
For the last 20 years North Country Real Estate has offered an additional service that is necessary in an area that often has properties that do not meet "conforming loan" status. Mainstream banks etc, are very specific in their requirements for "conforming bank loans" both in terms of the property as well as the borrower. We have found over the years that many of the properties and borrowers in our area do not meet those bank standards, yet the property and the borrower are very loan worthy.
Sometimes the issue is too much acreage, non code additions, Class K permits, easement issues, spring water or borrowers who just don't fit into the banks ideal. To help those transactions along we have developed our own source of private funds. We can do what the banks can't or won't do.
